Floor Plan Profile: Sutherland

The Sutherland is a spectacular home that makes a great first impression, outside and in. The Sutherland is a flexible home design that can be customized through a variety of options to meet your personal needs and taste. It starts with the exterior, which is available in Classic Traditional, Craftsman, and Virginia Vintage, making the most of various combinations of siding, stone, and pitched roofs. Inside, there are more options within the basic plan that has four to five bedrooms, 2.5-4.5 bathrooms, a two-car garage, and 2,927-3,300 square feet. The home has two main levels, with the option of a finished or unfinished basement level.

Much of the first floor is open to the second floor, including the entry foyer and the family room, giving a sense of airy openness, enhanced by the large windows for plenty of natural light. Just off the foyer is a study that could easily be used as a home office, formal sitting room, or could be constructed as a guest suite. The open stairway to the second floor creates a lovely mezzanine that serves as a dividing arch between the entry and the main family room. While the first floor is primarily an open-plan design, there are columns that help set off the kitchen and the morning room/dining room to help define the spaces while still maintaining a sense of openness. An optional covered back porch is also available, just off the coffered-ceiling morning room.

The first floor includes a spacious kitchen with plenty of storage, counter space, pantry, and an island that is great for casual meals, homework, or entertaining. Just off the kitchen is a mud room, perfect for built-in benches and storage, with a connecting door to the garage. The mud room also leads into the large laundry room. Finally, there’s the spacious owner’s suite with a linen closet and two walk-in closets. The whole first floor offers a wealth of convenience and comfort.

Upstairs, there is a central open area that connects to the various bedrooms and also looks out over the family room. There are three large bedrooms, with the option of one bedroom being expanded into a suite with its own bathroom. The two other bedrooms share a jack-and-jill bathroom, and one bedroom includes a separate sitting area that can be used for play, study, or as a small game room. There is also the option of a larger raised game room over the area that is otherwise open to the family room.
